When interior design is your career path, serial renovations and selling your own homes go hand in hand with the territory, says Guy Clark of Guy Clark Interiors and real estate agent in the Palm Beach office of Douglas Elliman Real Estate. .
“Interior design was my job. I’ve been doing this for 20 years, and once I finish my own house, I’m bored and need to move on to another project, ”says Clark.
He and her husband Harrison Morgan sold their apartment in the South End condominium row last year and moved north to the Palm Beach Towers in Midtown.
In November 2020, when Clark found out that # 318A – a lake-view condo in the towers – was for sale, he and Morgan, a jewelry and fashion designer, picked it up.
“We were in the South End in a much larger apartment, but we like the services of the Palm Beach Towers. They will do anything for you. They will even wash your car and pick you up from this airport. It’s incredible, ”he explains.
“It’s a rare end unit,” Clark says of the condo’s position on the north end of the complex at 440 Cocoanut Row, about a block south of Royal Poinciana Way.
The windows overlook the Flagler Memorial Bridge, the Intracoastal Waterway and the Royal Poinciana Plaza.
With their latest renovation completed, the couple are planning another move. As such, they have listed, through Douglas Elliman, their two-bedroom, two-bathroom unit on the third floor at 440 Cocoanut Row. With 1,272 square feet of living space, inside and out, the apartment is priced at $ 3.35 million, with the furnishings available separately.

While Clark managed to complete the redesign in what he calls record time, the apartment needed a lot of work, he says.
“When I first saw it, it was very dark, with plantation shutters throughout and dark wood fitted wardrobes cantilevered from the wall in the living room and entryway. We took them down and redone the walls, which we weren’t planning on doing, but one thing leads to the next. You need to do more than you think – insulation, woodwork, moldings. It would have been easier to empty the whole unit, but I had no idea I would have to do all of this work.
He also replaced the metal balcony railings with impact-resistant glass panels and installed impact-resistant glass windows and doors. The apartment also received a new electrical system, light fixtures and wallpaper.
The kitchen has been refreshed including a partial reconfiguration. It had been opened on two sides, each with a counter.
“We blocked off one side, so the kitchen is not so exposed,” he explains. “The appliances, cabinets, marble countertop and glass tile backsplashes were fine. “
The bathrooms were good too, he says.
Entering the hall, one heads north into the living room and dining room, which open onto the corner balcony and the kitchen. The en-suite bedrooms are to the south. The floors of the living rooms, which were cleaned and repainted during the renovation, are covered with a neutral ceramic tile. The floors of the bedrooms are covered with carpet in Stark wool.
The wallpapers chosen by Clark come from Japan and Italy. “I believe in wallpaper; it adds character to a flat surface, ”he says.
In the master bedroom, the paper has a birch pattern. “I’m Swedish, so for me a birch forest is like living in a complete fantasy.”
In the guest bedroom / living room, the walls are covered with custom Japanese paper that looks like grass canvas on gold leaf, and the ceiling is finished with gold leaf paper.
“The paper in the master bathroom looks like a crushed shell, and in the guest bathroom it looks like giant slabs of beige and beige agate,” he says.
The closets have custom light fixtures, and one of them contains the washer / dryer.
On the site of Henry M. Flagler’s Royal Poinciana Hotel, Palm Beach Towers was built as an apartment hotel in 1956 and converted to condominiums in 1973 by Harry and Leona Helmsley. It is located immediately south of Royal Poinciana Plaza, about a block south of Royal Poinciana Way.
The six-story complex originally had 277 units, but some have since been combined to create larger units, Clark explains.
“It’s well maintained. They work there constantly and the manager, who has been there for 42 years, owns an apartment there. He runs the building as a combined hotel and ship. Next summer, they will take care of the lobby and corridors.
Facilities at the Palm Beach Towers include Restaurant 44, which offers indoor and outdoor dining as well as room service; and Market 44, offers breakfast, lunch and poolside dining. The development is also home to Cosmo & Co. Salon and Spa, a tailor shop, and a lakeside putting green. The health club and exercise room offer free classes to residents, and there’s also an on-site masseuse. The building has 24-hour security and door staff and offers concierge services to its residents.
“I prefer this place because of its proximity to Royal Poinciana (Plaza). Our apartment is as close as it gets. You can walk right out the back door and be in Sant Ambrose (restaurant) and Hermes in a minute, ”says Clark.
“This chapter has been great, and if a place becomes available here, that would be great. Otherwise, I’ll find another place to park my hat.
